Nexus Realty Group, Inc. services cover the entire spectrum of property needs, including property administration, full accounting and physical maintenance. We represent the property owner in all areas now, not just brokerage. Our services include:

  • Develop with the Owner, a management plan for the property

  • Handle all lease administration

  • Prepare annual and capital budgets

  • Provide full quarterly accounting reports

  • Collect rents and pay all expenses

  • Supervise and direct physical maintenance to keep project in top condition

  • Make regular site visits and inspections for lease compliance and supervision of contract services.

  • Attend any meetings, as required, of the Homeowner’s Association (if applicable) on a regular basis.

We believe that regular communication between the management team and the owner(s) is critical. We will  make regular reports on the status of the subject property.  The frequency and content of these reports shall be determined by the Property Manager and the Owner.  We recommend that the reports include the following:

  • We will routinely inspect your site and implement necessary repairs.  Problems outside the normal scope of maintenance which require attention will be reported on a separate basis.

  • Financial Reports.  Nexus Realty Group, Inc. will provide quarterly financial reports reflecting billing and collection of rents, operating expenses and payment of other  expenses such as taxes, insurance, etc. as specified by the owner.  These reports may be tailored to your specifications.

  • Review current or upcoming vacancies and discuss strategy.  Nexus Realty Group, Inc. will advise owner of current market activity and discuss prospective tenants.

  • Assist in determining the financial qualifications of a prospective tenant.

  • Typically be involved in the preparation of all documents.

  • Attend city building or planning department meetings, if required.

  • Coordinate any site investigation activities, if required.

  • Nexus Realty Group, Inc. will analyze the property and it’s existing leases.  We will discuss with the Owner current fair market rents and if rental increases can be made.

  • Nexus Realty Group, Inc. will notify all vendors and tenants that Nexus Realty Group, Inc. is now the property manager and that all correspondence, questions, problems, rent payments and invoices should be  directed to Nexus Realty Group, Inc..

  • Nexus Realty Group, Inc. will routinely inspect the site, supervise contracted services and implement repairs to maintain the property.  Contracted services are reviewed on a regular basis for competitive  price and quality of work.  A monthly or quarterly (whichever the Owner prefers) summary report will be submitted pertaining to the condition of the property.  Problems outside the normal scope of maintenance  which require attention will be reported on a separate basis.

  • 24 Hour telephone service is provided.

Marketing

  • Advertise your property on Costar/Loopnet & Craigslist.

  • Install sign(s) in strategic locations on the property to get the most exposure.

  • Nexus Realty Group, Inc. has an extensive database of the most active commercial real estate agents in Sonoma, Marin and San Francisco counties (total:  125 agents).  We  regularly mail flyers or summaries to these agents on our properties for sale or lease.

  • Nexus Realty Group, Inc.  has a reputation in the brokerage community for cooperation, and we will make it as convenient as possible for other brokers to obtain information on the  project.

  • We will keep the brokerage community informed and up-to-date on the status of the property.

  • We will participate in all property showings.

  • We will personally tour brokers through the property.
